Current property status is located in the MLS or the OFFER STATUSPAGE. Both the MLS and the Offer Staus Page are reliably updated daily. The Offer Status Page also includes the status on submitted offers, and whether offers are still being accepted. If you have further questions related to property status, please email us:
_______________________________________________________________________________________________ Was My Offer Received? Upon e-mailing your offer, you will receive a reply confirming the receipt of your e-mailed offer. If you do not receive a reply within an hour of e-mailing your offer, please email to confirm receipt. Please supply us with the property address and the buyer's name for confirmation.
When will the bank respond to my offer? Majority of banks respond within 3-5 business days, however this can vary depending on the amount of offers received. The more offers on the property, the longer it takes them to review.
Can I fax my offer? We request that all offers are sent via email. However if you do not have this capability, please fax to:
For Vicky Hansen (626) 408-1281.
For Randy Abrams (626) 610-2146.
Include a cover sheet clearly identifying the property address.
Is the Property still Available, and Have any Offers been Submitted?
How will I know that an offer has been accepted? After an offer has been accepted and fully executed, all agents submitting an offer on any property will be contacted as soon as we know something, whether your client was chosen or not. Don't call us, we'll call you!
What is verbal acceptance? Once the bank makes their decision they might "verbally accept" an offer. At that time we will no longer accept offers. However, the property will not be reported as "Pending" until we receive the signed contract back from the bank.
Will the bank pay for Closing Costs, Termite, Retrofitting or a Home Warranty? You may request these items to be paid by the seller. However, it is possible the request may be denied.
Does the bank accept contingent offers? No. Offers subject to the sale of another property will not be acceptable to the Bank.
